How to Find a Time Share

To find a timeshare that is “perfect” for you make a list of places that you're interested in. Explore the Internet for timeshare resorts in those areas. Consider joining a timeshare “User Group” paying close attention to owner comments. Remember to keep notes so you will remember both good and bad reviews. Go and take a tour of a resort and talk with their salespeople. Check all fees and request a blank copy of purchase agreement. Read all documents meticulously! When offered a timeshare, do not sign the contract immediately. Think about it! If you have your laptop available to you – go on the Internet and compare prices. If you don't have one, hunt out the local library and use theirs!
Look into the Internet timeshare brokers to see what resale units might be available at the resort.

National vs. International Timeshares

In the last few years the available foreign timeshares has far exceeded resorts in the United States with more than 4,000 timeshares in over 80 countries. Europe, the Caribbean and Mexico rank high on USA residents list for timeshare ownership. But beware, as most foreign timeshares are not registered in the United States you need to be careful dealing financially with developers! Foreign ownership will probably be Right To Use property, but because of this, it will be less maintenance and less expensive. Check available years left on it, title insurance, and will you be able to resell it if so desire.

Owner's responsibilities and liabilities

When you make the decision to purchase a timeshare, you must also commit to mainitaining the timeshare. There are a varying set of rules that come with timeshare ownership.

Owners responsiblities:
1) Stick to the resorts policies
2) Adhere to reserved dates, regardless of whether the owner uses it or rents it out for that specified period.
3) Keep the rental agency abreast of all situations and inform them of any changes that have risen. If need be - compensate the agency.

Owner's liabilities:
1) The owner understands the agent is not guaranteeing any amount of days of occupancies or particular income but will put their efforts into generating a competitive rate in all rental situations.
2) The owner will considered the agency blameless in damages or expense sustained either by the owners or other persons using the timeshare property.
3) If the owner seeks retribution in regards to any damages, it will solely be upon the owner and the agency will not be included.

Choosing Points Clubs

Before making your choice on which point club is right for you, ask yourself the important questions. For instance, whether you intend to enjoy a specific time period in the same resort at the same time every year, like for example if you need to take your time during the school holidays for your children. Perhaps taking vacation time at different resorts and different times of the year suit you needs better. Do you need to fluctuate the time of your vacation? What about the size of unit? Are you fond of occasional small breaks or perhaps just want a multiple of days as well as a main vacation? Money may the choosing factor. While the larger points clubs do tend to offer more security for future placements and can have a larger degree of choices, bear in mind that some of the smaller ones can be less expensive. Bottom line…take in everything and consider it in length!

Children's activities at timeshares

The various activities planned specifically for children vary depending on the timeshare. Some larger hotel timeshares offer both complimentary baby-sitting services and children's activities like arts and crafts, paddleball, creating personal t-shirts and testing their lungs and voices at karaoke. Others provide children's playgrounds, game rooms and Kid's clubs as their amenities. Outside children's activities at timeshares can include kids swimming pools, water parks, miniature golf courses and bowling. Some also offer family game shows and movie nights for the entire family as well!

Buyer's Protections

As with any good purchase, you want to protect yourself against scammers or fraudulent purchases. Make sure the company you do business with is a licensed real estate broker. Don't be afraid to request their license number and then proceed to call your state's department of real estate for verification. Also check them out to see if they belong to the Better Business Bureau. To be a BBB member, companies endure intense examinations and must comply with rigid principled requirements. See how many years they have been in business and if there were complaints filed. Dealing with a licensed broker offers abundant protection for buyers and sellers, including that all funds must be held in an Escrow Trust Account until the sale has closed.
